Land & DevelopmentAppraisals
A proper land appraisal involves far more than multiplying floor area by a standard build rate. We build the appraisal from the plots, quantities, infrastructure, programme, planning obligations and expected revenues so you can understand what the site can realistically afford before committing.

We Build the Appraisal From the Site Up
We review the proposed layout, planning position, plot mix, tenure, floor areas, house types, access, site levels, drainage strategy and likely delivery sequence. These details determine the quantities and cost—not a generic allowance per unit.

Start With What Can Actually Be Built
Make the Unknowns Visible
Where information is still developing, we clearly identify the assumption and include a reasoned allowance. Ground conditions, retaining structures, remediation, utilities, drainage, highways and planning requirements remain visible so they can be investigated and tested.
Build Up the Full Development Cost
We use measured quantities, relevant project rates and clearly stated allowances to build up the anticipated cost of delivering the scheme.

Infrastructure & Abnormal Costs
We allow for roads, sewers, drainage, utilities, earthworks, retaining structures, remediation, demolition, service diversions, pumping, attenuation and other site-specific infrastructure or abnormal works.
Fees, Finance & Development Costs
The appraisal can include planning and professional fees, surveys, warranties, insurance, sales and marketing, finance, contingency and client-provided acquisition assumptions so costs outside the physical build are not overlooked.
We prepare a project-specific allowance for site management, welfare, temporary services, security, hoarding, logistics, shared plant, cleaning, waste, testing, health and safety requirements and the anticipated construction period.
Housebuild Rates & Quantities
Build costs are assessed by house type, floor area, tenure and specification. We consider foundations, superstructure, finishes, services, external works and differences between private and affordable plots.
Preliminaries & Site Management
We prepare a project-specific allowance for site management, welfare, temporary services, security, hoarding, logistics, shared plant, cleaning, waste, testing, health and safety requirements and the anticipated construction period.
Allow for the Obligations Around the Build
Some of the largest appraisal movements sit outside the houses themselves. We review the information available and include allowances for the planning, adoption and third-party requirements likely to affect the development.
Planning Obligations & Affordable Housing
Review known or anticipated Section 106 obligations, Community Infrastructure Levy, affordable-housing requirements, open-space provision, monitoring charges and other developer contributions, using specialist advice where required.

Highways, Drainage & Adoption
Consider Section 38 and Section 278 highway works, Section 104 sewer adoption, new junctions, off-site improvements, road and sewer bonds, inspection fees, commuted sums, drainage approvals and adoption requirements.
Utilities, Environment & Site Requirements
Allow for service connections and reinforcement, diversions, ecology, biodiversity requirements, arboriculture, archaeology, contamination, flood risk, sustainable drainage and local planning or design standards where applicable.

Test the Revenue as Carefully as the Cost
Provide a general summary of the services you provide, highlighting key features and benefits for potential clients.
Programme, Cash Flow & Sensitivity
Build starts, construction durations, completions and sales rates are linked to the cash flow, preliminaries and finance assumptions. We then test how changes in sales values, build costs, programme, contributions or interest affect profit and the residual land position.
Plot-by-Plot Revenue
We build the anticipated revenue by house type, floor area, tenure and sales release, using the market evidence or agent advice available. Affordable receipts, incentives, bulk sales and other tenure arrangements can be shown separately rather than hidden within an average selling price.

What You Receive
The appraisal is presented with enough detail for you to understand the result, challenge the assumptions and update the position as better information becomes available.
Programme & Cash Flow
An anticipated build and sales programme showing when expenditure and revenue occur, together with the resulting funding requirement and finance assumptions.
A structured build-up of housebuild, infrastructure, abnormal, preliminary and development costs, showing the quantities, rates and allowances used.
Measured Cost Plan
A structured build-up of housebuild, infrastructure, abnormal, preliminary and development costs, showing the quantities, rates and allowances used.
Risk & Sensitivity Review
A clear record of assumptions, missing information, risks and opportunities, together with sensitivity testing showing which movements have the greatest effect on viability.A structured build-up of housebuild, infrastructure, abnormal, preliminary and development costs, showing the quantities, rates and allowances used.
Revenue Schedule
Plot-by-plot or house-type revenue assumptions showing private sales, affordable receipts, incentives and other income included within the appraisal.A structured build-up of housebuild, infrastructure, abnormal, preliminary and development costs, showing the quantities, rates and allowances used.
Our service is a commercial development appraisal rather than a formal Red Book valuation. Where specialist planning, legal, engineering, environmental or valuation advice is required, we can incorporate information provided by your appointed advisers.
Know the Full Position Before You Buy the Land
Send us the proposed layout, planning information, surveys, technical details, house types, specification and available sales evidence. We will identify what is missing, agree the appraisal scope and explain how we can help you make an informed decision.
